The short answer
GoHighLevel for commercial real estate brokers works as one system for calls, texts, bookings, reviews and follow-up. A single commercial brokerage fits on Starter at $97 a month. With our assumed volumes the all-in bill is about $133 a month. An agency running ten commercial real estate brokers on Unlimited pays about $66 per business.
Commercial brokers work fewer, larger deals, so one missed call from a tenant needing 5,000 square feet or an owner thinking about selling can mean losing a deal worth months of work. Brokers are often touring buildings or negotiating when prospects call from a sign or a listing site. Their prospecting leans on outreach to owners and to tenants with expiring leases, and that outreach has to be tracked over years, not weeks, because commercial decisions move on lease cycles.
Why commercial real estate brokers miss leads
These are the calls and messages a typical commercial brokerage has to catch. Each one is a job, a booking or a sale if someone answers quickly:
- Space for lease on a sign
- Requesting a flyer or property details
- Owners asking about selling or leasing a building
- Scheduling a property tour
- Tenants with a lease expiring soon
- Other brokers asking about a listing
Five workflows to build first
- Sign call and listing inquiryCalls and form fills from a sign or listing site get an immediate text with the flyer link and a question about size and timing, and the inquiry is linked to the building in a custom object so the broker sees all interest in one place.
- Lease expiration outreachTenant contacts with a lease expiration date on file enter a sequence about 18 months out, with a market update email and a check-in task for the broker every quarter until they renew or move.
- Tour follow-upAfter a tour, the prospect gets the property package and a feedback question by email, and the broker gets a task two days later to ask about next steps.
- Owner prospecting cadenceOwners in a target submarket get a quarterly email with lease and sale comparables the broker prepares, and any reply creates a call task for the broker.
- Deal pipeline by stageEach deal moves through inquiry, tour, proposal, letter of intent, lease or contract, and closed, with the expected fee recorded so the broker sees which deals need attention this week.
HighLevel's workflow builder runs all of these, and missed call text back is usually the quickest win.

Adding an AI receptionist
Voice AI can answer the calls above around the clock, book them into the calendar and pass the hard ones to a person. On our assumptions it costs about $0.32 per answered call, phone line included. What the AI should handle, what it should hand to staff and a sample call are in our guide to an AI receptionist for commercial real estate brokers.
Rules to watch
Business calls still have limits. The FTC's Telemarketing Sales Rule exempts most business-to-business calls, but calls to cell phones using an autodialer, prerecorded message or AI voice still need consent under the FCC's TCPA rules. Many owners and decision makers answer on a mobile, so treat outbound AI calls as needing consent unless counsel says otherwise.
CAN-SPAM covers owner and tenant email. Market update emails to owners and tenants are commercial email, and the FTC says CAN-SPAM applies to business-to-business messages too. Each one needs an accurate sender, an honest subject line, a physical postal address and an opt-out honored within 10 business days.

Which plan
One commercial brokerage fits on Starter at $97 a month, which includes 3 sub-accounts. Move to Unlimited at $297 if you run more than three locations or brands. Agencies serving many commercial real estate brokers should compare Unlimited with Agency Pro and SaaS Mode, which lets you resell and mark up usage.
