The short answer

GoHighLevel for home builders works as one system for calls, texts, bookings, reviews and follow-up. A single home builder fits on Starter at $97 a month. With our assumed volumes the all-in bill is about $144 a month. An agency running ten home builders on Unlimited pays about $77 per business.

Home builders hear from people at very different stages. Some are browsing floor plans a year out, some want to tour the model this weekend, and some are buyers under contract asking when drywall goes up. Sales staff are in the model home with visitors, superintendents are on site, and warranty requests arrive with no clear owner. Prospects who wait too long for a reply wander to the next community, and buyers who cannot get an update keep calling the office.

Why home builders miss leads

These are the calls and messages a typical home builder has to catch. Each one is a job, a booking or a sale if someone answers quickly:

  • Available homes and lots
  • Price ranges and current incentives
  • Model home hours and tours
  • Floor plans and customization options
  • Construction timeline for a home under contract
  • Warranty service request
  • Preferred lender and financing

Five workflows to build first

  1. Model tour bookingWeb and phone leads get a link to book a model tour with the community's sales agent, then a reminder with directions on the morning of the visit.
  2. Long-term buyer nurtureBrowsers who aren't ready get monthly emails about new releases and floor plans, with texts only if they consented. When someone clicks a plan link, the sales agent gets a follow-up task.
  3. Construction milestone updatesBuyers under contract get a text at each stage (foundation, framing, drywall, final walkthrough), so they don't need to call the superintendent for status.
  4. Warranty request intakeHomeowners submit warranty requests through a form with photos. Each one creates a task for the warranty coordinator and sends the homeowner an acknowledgment text.
  5. Post-closing review and referralAfter closing and the first warranty visit, homeowners get a review request and a referral ask. Every homeowner gets the same two messages.

HighLevel's workflow builder runs all of these, and missed call text back is usually the quickest win.

Adding an AI receptionist

Voice AI can answer the calls above around the clock, book them into the calendar and pass the hard ones to a person. On our assumptions it costs about $0.40 per answered call, phone line included. What the AI should handle, what it should hand to staff and a sample call are in our guide to an AI receptionist for home builders.

Rules to watch

Fair housing in every conversation. The Fair Housing Act bars housing discrimination based on race, color, religion, sex, national origin, familial status or disability. Have the AI give every caller the same information about homes, prices and communities, and never comment on who lives in a neighborhood or which area might 'suit' a family.

Consent for nurture calls and texts. Text only the leads who opted in, and honor opt-outs made in any reasonable form. Under the FCC's 2024 ruling, AI-voiced outbound calls need prior express consent, and prior express written consent when the call is a sales pitch.

General information, not legal advice. Check the rules for your state with a qualified professional.

Which plan

One home builder fits on Starter at $97 a month, which includes 3 sub-accounts. Move to Unlimited at $297 if you run more than three locations or brands. Agencies serving many home builders should compare Unlimited with Agency Pro and SaaS Mode, which lets you resell and mark up usage.

Questions

How much does GoHighLevel cost for a home builder?
About $144 a month on our assumptions: the Starter plan at $97, and usage for 100 AI-answered calls, 250 texts and 2,500 emails. Change the numbers in the calculator to match your home builder.
Can GoHighLevel handle new home sales for a builder?
It fits the sales pipeline: web leads, model tour booking, long nurture campaigns and buyer updates by text. Construction scheduling and purchasing stay in tools like Buildertrend or Procore. HighLevel's pipelines can track each lead from inquiry to tour, contract and closing.
Can a builder with several communities use one GoHighLevel account?
Yes. Use one sub-account with a pipeline, calendar and tags per community, or separate sub-accounts if each community has its own sales team and marketing. Starter includes three sub-accounts; builders with more communities or brands can move to Unlimited at $297 a month.
How do builders keep buyers updated with GoHighLevel?
Create a buyer pipeline with construction stages and move each buyer forward as the superintendent reports progress. Each stage change sends a short text or email, which cuts status calls and keeps the message consistent from one buyer to the next.
Can GoHighLevel run landing pages for a new community launch?
Yes. The funnel builder can publish a community page with plans, a VIP interest list and a tour calendar. Leads land in the CRM tagged to the community, and launch emails go out through HighLevel's email service at $0.675 per 1,000.
