Prompt tips
- Tip 1Update the knowledge base weekly with available homes, lots and model hours, and tell the agent to say 'as of this week' when it reads them.
- Tip 2Write fair housing guardrails into the prompt: the same answers for every caller, no comments about neighbors, and school questions sent to the district's own information.
- Tip 3Give the agent a clear path for buyers under contract, so they reach the right superintendent or coordinator instead of sales.
Rules to watch
Fair housing in every conversation. The Fair Housing Act bars housing discrimination based on race, color, religion, sex, national origin, familial status or disability. Have the AI give every caller the same information about homes, prices and communities, and never comment on who lives in a neighborhood or which area might 'suit' a family.
Consent for nurture calls and texts. Text only the leads who opted in, and honor opt-outs made in any reasonable form. Under the FCC's 2024 ruling, AI-voiced outbound calls need prior express consent, and prior express written consent when the call is a sales pitch.
