Prompt tips

  1. Tip 1Tell the AI never to name a price or a range, even if pushed, and to say the acquisitions manager makes offers after seeing the property.
  2. Tip 2Write an opt-out rule: if the caller says stop calling or asks how you got their number, the AI apologizes, confirms they will not be contacted and ends the call.
  3. Tip 3Add gentle wording for probate, divorce and foreclosure situations, and flag those calls so a person follows up with care instead of a sales script.

Rules to watch

Do Not Call and cold outreach. The FTC says it is against the law to make telemarketing calls to numbers on the National Do Not Call Registry without an established business relationship or written permission, and lists must be synced with the registry at least every 31 days. Keep an internal do-not-call list too, and get legal advice on how these rules apply to calls offering to buy a home.

AI voices need consent. In February 2024 the FCC ruled that AI-generated voices are artificial voices under the TCPA, so calls using them need the called party's prior express consent, and written consent when the call is telemarketing. Do not point outbound Voice AI at purchased or skip-traced lists.

Automated texts to purchased lists. FCC rules require consent for autodialed texts to cell phones, and HighLevel's outbound Voice AI will not run until you accept its terms, pass identity checks and use consent language.
