Rules to watch

Fair housing in leasing answers. The Fair Housing Act bars notices, statements and ads that show a preference based on race, color, religion, sex, disability, familial status or national origin. Train the AI to describe units and amenities rather than who the community suits, so phrases like 'perfect for singles' or 'adults only' never come out of it.

Accommodation requests go to staff. Refusing reasonable accommodations in rules, policies, practices or services that a person with a disability needs is unlawful under the Fair Housing Act. A caller asking about an assistance animal or an accessible unit should not hear the standard pet policy from the AI; it should take the request for the manager.
