Prompt tips
- Tip 1Give the AI a short list of phrases it must never use about the community or its residents, such as 'perfect for singles', 'adults only' or 'ideal for young couples', and tell it to describe amenities instead.
- Tip 2Update the knowledge base with available floor plans and specials on a fixed day each week, and tell the AI to offer a staff callback when a unit is not listed.
- Tip 3Tell the AI that any mention of disability, an assistance animal or an accessibility need is taken as a message for the manager, never answered with the standard policy.
Rules to watch
Fair housing in leasing answers. The Fair Housing Act bars notices, statements and ads that show a preference based on race, color, religion, sex, disability, familial status or national origin. Train the AI to describe units and amenities rather than who the community suits, so phrases like 'perfect for singles' or 'adults only' never come out of it.
Accommodation requests go to staff. Refusing reasonable accommodations in rules, policies, practices or services that a person with a disability needs is unlawful under the Fair Housing Act. A caller asking about an assistance animal or an accessible unit should not hear the standard pet policy from the AI; it should take the request for the manager.
Specials texts need marketing consent. FCC rules require consent for autodialed texts to cell phones and prior express written consent for telemarketing texts. Keep the consent checkbox on your inquiry form, and keep resident service texts on a separate track from blasts about move-in specials.
