Rules to watch

Fair housing in leasing calls. The Fair Housing Act makes it unlawful to refuse reasonable accommodations in rules, policies, practices or services when a person with a disability needs them, and to publish statements showing a preference based on a protected class. Have the AI take accommodation requests as messages for a person instead of answering them with the standard pet or parking rules.

Screening reports and adverse action. If an application is denied or approved on worse terms because of a tenant screening report, the FTC says the landlord must give notice naming the reporting company, stating that it did not make the decision, and explaining the right to dispute. Keep application decisions out of the AI and in your normal process.

Service texts versus marketing texts. Keep maintenance updates and rent reminders separate from promotional messages. FCC rules require consent for autodialed texts to cell phones and prior express written consent for telemarketing texts, so collect marketing consent separately, for example as its own checkbox on the rental application.
