Rules to watch

Wire fraud warnings. The FBI's IC3 warned in June 2023 that business email compromise scams against real estate transactions were rising again, with criminals using compromised email to change payment instructions. Never let the AI or an automated message give wire instructions, and put a standing warning in every closing message telling parties to verify by phone at a known number.

RESPA and gifts to referral sources. RESPA Section 8, carried out through Regulation X, bars giving or accepting anything of value for referrals of settlement business, while normal promotional and educational activities not tied to referrals are allowed. Have counsel review agent marketing campaigns, events and giveaways before they launch.
