Prompt tips
- Tip 1Give the agent a neutral line for asking about budget, and tell it never to react to the number or estimate a project cost.
- Tip 2Tell it how to spot and route current clients, for example by asking 'are we working on your home now?' early in the call.
- Tip 3List project types you don't take, such as small handyman jobs, and give the agent a polite referral line for them.
Rules to watch
Lead-safe renovation. Under EPA's RRP Rule, firms paid to disturb painted surfaces in homes built before 1978 must be certified and use trained workers. Kitchen and bath demolition in older homes often disturbs paint, so the AI should record the build year and pass it to the estimator.
Contracts signed at home. The FTC tells homeowners that a contract signed at home should include a written right to cancel within three business days, and to check the contractor's license with the state or county. Put your license number in the AI's knowledge base and keep cancellation requests with a person.
Consent for long nurture sequences. Months of follow-up by text need the lead's consent on record, and every message should allow an opt-out. If a lead revokes consent in any reasonable way, FCC rules say the automated texts stop.
