  1. Tip 1Separate current guests from booking inquiries with the first question, because the two kinds of call need completely different handling.

Rules to watch

Show the total price upfront. The FTC's fees rule covers vacation rentals and short-term rentals and requires showing the total price, including mandatory cleaning or service fees, more prominently than other pricing. Taxes can be added later. The AI should quote nightly totals with those fees built in.

Emergencies go to people. An AI should never be the only line for a gas smell, fire or flood. Have the prompt tell guests to call 911 in an emergency, then transfer to the host or send an urgent alert right away for any serious property problem.
