The short answer

GoHighLevel for vacation rental hosts works as one system for calls, texts, bookings, reviews and follow-up. A single vacation rental business fits on Starter at $97 a month. With our assumed volumes the all-in bill is about $136 a month. An agency running ten vacation rental hosts on Unlimited pays about $69 per business.

Vacation rental hosts who manage their own properties answer the phone from the grocery store, the cleaner's van and their own dinner table. Guests call about door codes that do not work, whether the hot tub is heated and extending a stay, often late at night. Direct booking prospects call too, hoping to avoid platform fees, and those calls are worth answering fast. Hosts who rely on platform messaging often have no list of past guests they are able to market to directly.

Why vacation rental hosts miss leads

These are the calls and messages a typical vacation rental business has to catch. Each one is a job, a booking or a sale if someone answers quickly:

  • Check-in instructions and door codes
  • Availability for a direct booking
  • Pet, parking and occupancy rules
  • Extending a stay or early check-in
  • Something broken at the property
  • Local recommendations

Five workflows to build first

  1. Direct booking inquiryCallers and website visitors asking about dates get a text with the direct booking link, house rules and the total price including the cleaning fee. A reminder follows the next day if they have not booked.
  2. Pre-arrival guideThree days before arrival, direct guests get a text with the check-in guide, parking details and Wi-Fi, then a second message on arrival day once the cleaning is marked done.
  3. Maintenance ticket routingA guest report of a broken appliance or a leak creates a task for the handyman with the property address and the guest's photos, and the guest gets a text when the repair is scheduled.
  4. Past guest rebookingDirect guests who opted in get an email about a year after their stay with next season's open dates and a direct booking link, so repeat stays skip platform fees.
  5. Cleaner turnover alertsEach confirmed direct booking creates a turnover task for the cleaning team with checkout and check-in times, plus a text reminder on the morning of the turnover.

HighLevel's workflow builder runs all of these, and missed call text back is usually the quickest win.

What it costs

Adding an AI receptionist

Voice AI can answer the calls above around the clock, book them into the calendar and pass the hard ones to a person. On our assumptions it costs about $0.24 per answered call, phone line included. What the AI should handle, what it should hand to staff and a sample call are in our guide to an AI receptionist for vacation rental hosts.

Rules to watch

Show the total price upfront. The FTC's fees rule covers vacation rentals and short-term rentals and requires showing the total price, including mandatory cleaning or service fees, more prominently than other pricing. Taxes can be added later. The AI should quote nightly totals with those fees built in.

Emergencies go to people. An AI should never be the only line for a gas smell, fire or flood. Have the prompt tell guests to call 911 in an emergency, then transfer to the host or send an urgent alert right away for any serious property problem.

General information, not legal advice. Check the rules for your state with a qualified professional.

Software vacation rental hosts often use

Airbnb, Vrbo, Hostaway, Guesty, OwnerRez, PriceLabs. Check the HighLevel marketplace or ask HighLevel before assuming any of these connect directly.

Which plan

One vacation rental business fits on Starter at $97 a month, which includes 3 sub-accounts. Move to Unlimited at $297 if you run more than three locations or brands. Agencies serving many vacation rental hosts should compare Unlimited with Agency Pro and SaaS Mode, which lets you resell and mark up usage.

Questions

How much does GoHighLevel cost for a vacation rental business?
About $136 a month on our assumptions: the Starter plan at $97, and usage for 120 AI-answered calls, 600 texts and 800 emails. Change the numbers in the calculator to match your vacation rental business.
Can GoHighLevel replace Hostaway or Guesty?
No. Vacation rental software handles channel syncing with Airbnb and Vrbo, pricing, multi-listing calendars and messaging tied to reservations, and HighLevel's feature list does not include channel syncing. It works alongside that software for direct booking marketing, past guest email, texting and reviews.
How can a host build a direct booking list with HighLevel?
Collect emails and texting consent from direct bookers and visitors to your own website, then send off-season offers and early access to holiday dates. Platform bookings often limit how you can use guest contact details for marketing, so check each platform's rules before importing anyone.
Can HighLevel take payment for direct bookings?
It can take payments through invoices, order forms and payment links using Stripe, PayPal or Square, and send a rental agreement for e-signature first. Many hosts still use their rental software's booking engine for live availability and use HighLevel for the agreement, messages and follow-up.
Which plan fits a host with several properties?
Starter at $97 a month. One sub-account can hold every property, with a custom field or tag for each listing, and the other two sub-accounts are free for a cleaning business or a second brand. Unlimited at $297 is for property managers running separate client businesses.
